Rental Application Information
Age Requirements: Lease holders must be at least 18 years of age. All lease holders and occupants age 18 years or older are required to submit an application for approval.
Credit Screening: Our company evaluates rental history against indications of future rent payment performance. An unsatisfactory finding may result in the requirement of an additional deposit or denial. Unpaid collection/debt to no more than one landlord not exceeding $2,499 may be acceptable with an option to request an additional deposit.
Criminal Background Screening: Our screening includes a criminal background check. It is possible your application may be denied due to criminal convictions, charges or deferred adjudication. Traffic reports are excluded from our search.
Income Verification: On average, the monthly rental amount must be a minimum of 3 times one month’s rent on gross income of all lease holders. Paycheck stubs reflecting the last 30 days of employment, the previous year’s income tax returns (if self-employed) or an offer letter of future employment are all acceptable forms of verification of both income and employment.
Employment Verification: Lease holder(s) must present evidence of a stable work history. If not employed, evidence of regular income must be provided.
Cosigner/Guarantor:We do not accept cosigners or Guarantors. The income criteria is solely based on the prospective lease holder(s) that are anticipated to live in our units.
Renter’s Insurance: Lease holders are strongly encouraged to obtain renters insurance.
Please note there is a $30 application fee. Applications are processed in the order that they are received.
